Who's behind Inspectionist

Angelo Santos spent eight years inside Richmond property management companies — leasing, assistant property manager, property manager — and watched inspections lose the daily fight for staff time. Common questions

Is this a home inspection?

No. These are condition and occupancy inspections — room-by-room documentation of what a property looks like on a given date, with photos. They don't evaluate structure, roofing, or building systems, and they aren't a substitute for a licensed home inspection.

How does property access work?

Whatever fits your workflow: lockbox codes, key pickup, or meeting your staff on site.

Do you inspect occupied units?

Yes. Inspectionist schedules routine inspections directly with your tenants, with proper notice, or works around your schedule — whichever you prefer.

What format are the reports?

Every report comes as both a web link and a PDF, with full photo documentation.

Do reports flag lease violations?

Reports document condition only. Every client's lease is different, so reports state what was observed and leave lease interpretation to you. Anything unsafe or hazardous gets flagged immediately.

How does billing work?

Set up per client to match your accounting process: per-inspection invoicing or consolidated billing on a schedule that works for you.
